What is included
Preparing a list of defects and comments with photographic documentation: structures, finishes, building services, roofing, façades, windows and the plot.
The work is carried out by specialists with higher education in construction. The inspection covers accessible structures, rooms and building services connections, documents, design, cost estimate and photographs of construction stages.
What is checked
- conformity of completed works with the contract, design and cost estimate;
- visible defects in foundations, walls, floor structures, roofing and façades;
- quality of finishes, windows, doors and junction details;
- the condition of building services and accessible utilities;
- the presence and completeness of concealed works records;
- material quality according to documents and markings;
- the need for a repeat check or remedial action on comments.
What to provide
- the contract, design, cost estimate and technical brief;
- completed works certificates and concealed works records;
- photographs and videos of construction;
- correspondence with the contractor or developer;
- access to the basement, attic, roof and plant rooms;
- a list of comments already known.
Pricing
from RUB 20,000. The final price depends on the house's floor area, distance, scope of work, number of visits, volume of documents and report format.
How to make comments verifiable during a repeat inspection
A useful defect schedule makes it possible to find the same area at the initial and repeat inspections. Give each comment a number and identify the room, structural element, precise location and photographs. The phrase 'do it properly' does not show exactly what needs checking.
An observation is described separately from an explanation of its cause. A crack, a sign of dampness and a geometric deviation are signs that can be recorded. A conclusion about the cause requires additional data; the list of comments should not quietly substitute one for the other. An established defect is also distinguished from a question that cannot yet be resolved because access is blocked or documents are missing.
Record for a single comment
- Number, location and date recorded.
- Description of the sign and its dimensions, if measured.
- The source of the requirement used for comparison: design, contract or applicable technical document.
- Method of confirmation: inspection, measurement, photograph or document.
- Proposed approach to remedial work or the need for an additional study.
- The repeat check result with a separate date and new documentation.
After remediation, a new overall photograph alone is not enough. The sign identified in the original comment is checked, and the connection between records is retained. If repairs prevent observation, the final schedule states the basis on which the area's condition was assessed. This process helps agree the subject of discussion with the contractor and prepare materials for further technical analysis.
For a measurable comment, determine in advance which parameter will be checked after remediation. For example, comparing geometry is meaningful when the measurement points and direction are clear. A photograph from another angle may hide the earlier sign without confirming it has been remedied. If the checking method has changed, explain this beside the new result to avoid implying that different observations are comparable.
